General Summary:

The Maintenance Lead is responsible for proactive measures to assure assigned property asset is maintained in accordance with established standards of CVC Property Management. The incumbent will interact with janitorial staff as well as external resources in executing overall responsibilities. Responsible for allocating resources and securing the safety of the work site, personnel, supplies, and equipment. The hands-on lead will conduct repairs as well as evaluate the work of others in painting, electrical, plumbing, and janitorial work required for local property assigned. Participate in various inspections required by service providers, property managers, local authorities, and quality assurance personnel. The Maintenance Lead will contribute to the overall cumulative occupancy level by assuring that all assigned units are readied for occupancy within the established timeline. Additionally, the Lead will contribute to the financial health of the property by careful conservation of allocated resources..

The Maintenance Lead will communicate with goodwill, tact, and professionalism and exhibit an overall commitment to the teamwork required to enhance and maintain a welcoming community.

Essential Duties and Responsibilities:

Assume a proactive role in the ongoing maintenance of the assigned property. Perform day-to-day general maintenance of the property including but not limited to air conditioning, heating, painting, wall repairs, floor repairs, emergency lighting, fire safety equipment, smoke detectors, and alarm systems. The Lead will assure that all exits and entrances are free of obstruction, and that door handles or latches are functioning properly at all times. The Maintenance Lead will act on work orders issued by others in response to client requests, safety issues, and/or room turns.

Working with the Director, Facilities, the Lead will evaluate the duties necessary for the fulfillment of the work order, determine resources required to execute the order, and assemble resources including labor, supplies, and tools for the assignment at hand. The Lead will prepare the work site by marking or blocking off to assure a safety zone surrounding the work area and securing special tools or equipment to be used in the job.

Once the work order or preventative measures are concluded, the Maintenance Lead will assure that all supplies and tools are returned to storage or tool shed. Arrange for the final clean-up and disposal of trash, debris, or any waste.

Once work orders are satisfied, the Maintenance Lead will provide a completed copy to the Property Management Office.

The Lead will provide updated status to the Facilities Manager or designee as required. Once the maintenance assignment is ready, the Lead will coordinate clearance of the assignment from the Maintenance Supervisor if required and perform any corrective actions as directed.

The Maintenance Lead will participate in quarterly walk-through inspections with Property Management Staff and/or Service Provider Representatives. The Maintenance Lead will participate in and follow all directions from emergency services, fire department, or police if required.

The Maintenance Lead will observe all safety rules, postings, and precautions at all times, and will report all incidents of near miss or incidents resulting in injuries or illnesses to the Facilities Manager, his designee, or to Human Resources immediately.

Services Coordination: As required schedule and provide immediate oversight of various internal support services such as internal janitorial staff, painting/repairs, IT, and pest control. As directed by the Facilities Director or designee may provide direction and oversight for outsourced services including but not limited to professional pest control, fire protection, HVAC, roofing, and alarm systems.

Materials and Supplies Inventory, Safety, and Storage: Assess materials and supplies required, and assure just-in-time inventory for volatile cleaning agents, paints, and thinners/solvents. Assure that supplies are safely and securely stored in conformance with OSHA standards. The Maintenance Lead is responsible for assuring that the local storage closet is organized and work materials are stowed safely and specialized tools and equipment are returned to the tool shed as directed.

Campus Community: The Maintenance Lead may participate in campus-wide activities including set up for events including tables, chairs, technology support and personnel. May attend events to represent the campus from time to time. May serve on ad-hoc teams for short or long-term projects and other duties as assigned by the Property Management Office or other members of the Senior Staff.

Required Knowledge, Skills, and Abilities:

Able to maintain a positive flow of relevant communication, and protect sensitive information.

Must be adept at personal time management, as well as possess the ability to effectively manage the time of support staff.

Must have sound problem solving ability; ability to recognize a pending problem and recommend a course of action.

Skilled in general repairs and maintenance of property, including but not limited to paining, electrical, carpentry, basic plumbing, and alarm systems.

Ability to demonstrate leadership with respect to safety initiatives.

Ability to interact with residents, office staff, visitors, and vendors from diverse socio-economic backgrounds.

Skilled in reading work orders and assessing resources required.

Basic skills in Word, Excel, Outlook, and proficiency in Yardi or similar property management software.

Ability to keep established hours of operation, ability to work overtime on short notice, and maintain excellent work attendance. Must be flexible to meet the needs of the campus community.

Must have access to reliable transportation for travel to/from work. Hours 7:30 AM-4:00 PM, Monday-Friday.

Education and Experience:

This position requires a minimum of 5-10 years of direct experience in a residential property maintenance environment. Basic skills at affecting minor residential repairs such as drywall, paint, flooring, electrical, and plumbing are necessary for success in this position. Computer skills are highly desired. Previous experience in leading a team of 3-5 personnel is mandatory.

Job Location: Long Beach, California. This is not a remote work position.

Physical Requirements: Frequent walking, bending, twisting, lifting, reaching. Exposure to some noise, dust, dampness, and weather changes.
