Your Role: Reporting to the VP - Cruise, the AVP Cruise and Marine Development is responsible for supporting the growth and future development of the cruise industry, and the broader marine industry, in New York City. The AVP Cruise and Marine Development will focus on creating the physical assets and supporting initiatives that will allow for an expanded, diverse, and sustainable future for maritime commerce in New York City that fulfills NYCEDC's double-bottom line strategy of producing both economic and social returns.

Responsibilities:
  • Manage planned major redevelopment projects for NYCruise assets that modernize and expand their facilities, integrate them into the surrounding communities as public assets, and provide opportunities for additional waterborne commerce
  • Create and grow new business lines around services that improve cruise line operations and enhance cruise guest experience while also capturing value for New York City
    • Potential examples:
      • Shore Excursions: work with cruise lines to develop shore ex that brings cruise guests to EDC assets or other City priorities: Public Markets, Coney Island, Empire Outlets, etc.
      • Improve guest logistics in NYC through connection to NYC Ferry and/or develop direct ferry connections to NYC-area airports.
      • Improve cruise ship loading logistics by providing barge connections for provisioning
      • Integrate local food producers to cruise supply chains
  • Maximize utilization of current and future NYCruise assets through expanded cruise operations and alternative freight, transportation, or other complementary uses
  • Lead development of sustainability initiatives across PortNYC assets, including infrastructure for alternative fuels and powering, resiliency improvements, and space for innovation and workforce development
  • Support the establishment and expansion of marine energy technology industries, including offshore wind
  • Develop the financial underwriting of proposed investments and build financial models
  • Perform general asset management responsibilities, including tenant communications, evaluation of tenant financial reports, and oversight of lease pipelines, lease expirations, arrears and collections, insurance issues, litigation, and other asset management tasks as assigned
  • Prepare and manage revenue/expense budgets for multiple asset portfolios, including financial assessment of operating performance
  • Prepare contracts, requests for proposals (RFPs), reports, and key correspondence
  • Other duties as assigned

Qualifications:
  • A Bachelor's Degree and at least 5 years of experience in transportation, logistics, maritime, and/or freight; and/or a related field
  • Experience with cruise terminal or other passenger terminal operations and facility management, vessel stevedoring and operations, facility security, passenger services and ground transportation services
  • An independent and strategic thinker with ability to structure and sell a plan
  • Energetic, creative, and detail-oriented project management and financial analysis skill set
  • Strong interpersonal written, verbal, and analytical skills with an emphasis on strategic and persuasive communication
  • Fluency in Microsoft Office
  • New York City residency (required within 180 days of hire)

Preferred Qualifications:
  • Strong working relationships with cruise industry partners, terminal operators, local labor (ILA & PPGU), and staff from the United States Coast Guard - Sector New York and United States Customs and Border Protection
  • Master's Degree in a related field, a plus
  • Experience with negotiation and document drafting
  • Experience and fluency with MRI property budgeting software (or similar products, such as Yardi), a plus
  • New York City real estate, maritime, and/or transportation experience
