**Sr. Real Estate Asset Manager Responsibilities**



Based in Newport Beach, Los Angeles or San Diego U. S. Trust Office



Requires Frequent Travel (Quarterly to major markets covered and as needed for sales support, client meetings and asset management) including Southern California south of Los Angeles, Phoenix, Portland, Seattle and Salt Lake City



**Annual Asset Management Routines**



Asset financial performance reviews, property tax protests, insurance reviews, asset inspections, valuations, and oversight of 3rd party managements, leasing agents and vendor reviews.



**Annual Financial Reviews**



Review of financial performance, consultations with client teams on capital expenditures and expected cash inflows or outflows to meet client account objectives



**Continuing Routines**



Monthly review of financial performance, tenant issues, overseeing leasing agents and 3rd Party managers, capital expenditures, environmental and legal compliance/management, lease, sale and purchase oversight



**Client communication, Reporting and New Business support**



Support sales executives’ internal wholesaling and client event activities through speaking at client events, internal training/education of U.S. Trust and Merrill Lynch sales force and participating in prospect meetings



Work with relationship teams on client meetings and tailored client reporting needs.



Review client and prospective client’s exposure to real estate to include portfolio rebalancing, disposition and acquisition strategies and implementation of these strategies to achieve client investment objectives



Support sales activities of advisory teams (prospecting, pipelining)



Support outreach efforts to centers of influence



Articulate the U.S. Trust value proposition regarding Specialty Assets as a whole



Support the efforts of the Sales Performance Executives



Perform real estate asset due diligence on prospective new client accounts



**Market Intelligence & Strategic Services**



Cultivate and maintain relationships with local brokers, appraisers and other real estate related vendors to build an acquisition, disposition and transaction support network



Understand the key drivers affecting commercial real estate trends for assigned markets/areas



Support client engagements as directed (acquisition, disposition and investment management for disengaging owners)



**Skills & Experience**



5-10 Years in Commercial Real Estate with exposure to investment analysis, transactions, valuation and property management.



Skills: Sales, Public speaking, collaborating with internal teams, real estate analytical skills.



A minimum of a Bachelors Degree required



CCIM, CPM, MAI credentials a plus
