    Key Responsibilities:


    Reporting directly to the VP of Operations, this job will be responsible for managing a team of up to 10 direct reports. Areas of focus will include:


    The Director, Maintenance & Reliability leads site-wide reliability maintenance planning for critical facilities and assets.   This entails standards, processes, work flows, procedures, work instructions, metrics and Key Performance Indicators (KPI)s, documented in Maximo.

    The Director, Maintenance & Reliability drives asset reliability the strategic maintenance program to assure operational reliability, energy conservation, optimal maintenance practices, extended asset life, low operating expense, and peak labor utilization.  The RE employs lean quality techniques (TPM, FMEA, Six-Sigma, etc.) and advanced diagnostic technologies (vibration analysis, thermography, airborne ultrasonics, etc.) to improve the performance of the sites’ array of utilities, environmental systems and control technologies – be they conventional or cutting-edge.    

    This position supports District Managers, Area General Managers, and Ops Managers to define, monitor and report on KPIs for critical asset performance, and is a central participant in the development of continuous improvement initiatives, emergency and contingency plans and improved training of maintenance personnel to upgrade operating conditions, systems design, work planning and practices, spare parts availability, warranty management and other attributes of lean and robust reliability maintenance. 

    • Validate Maximo asset data on critical facilities and assets (UPS, Automatic/Static Transfer Switches, Power Distribution Units, Power Management Modules, Chillers, Computer Room Air Conditioners, Fire Suppression, Building Controls, etc.) and train managers and technicians to monitor and update asset databases as a matter of routine.  
    • Coordinate with maintenance teams to validate maintenance plans, schedules, instructions, spare parts specifications, etc., ing industry best practices.   Ensure that completed work orders are accurately and completely documented; that warranty requirements are met; that warranty recovery is enforced, and post-warranty standards are adjusted to best-practice 
    • Review critical asset performance to mitigate risk and improve facility performance standards, operating effectiveness and efficiency.   Participate in emergency planning, disaster recovery and business continuity process, and document response plans for critical facilities and marshal alternative resources.  Engage SODEXO staff and site operations staff to prepare and train for any contingency.  
    • Engage industry resources to investigate best practices, emerging technologies and risk mitigation.  
    • Develop capital renewal plans (deferred maintenance) based on projected asset life for critical facilities.  Include alternative scenarios reflecting maintenance improvements, operating conditions, future customer requirements and technology advances. 
    • Conduct scheduled audits of critical asset maintenance and documentation.   Monitor and report monthly on KPIs/.  Engage in Kaizen initiatives to raise reliability, productivity, energy savings, cost reductions and similar “best practices, using Business Process Development tactics.


    • Technical expertise to develop and improve work standards, priorities, methods and resources, to resolve special requirements, moves, emergency and breakdown situations.  Project management skills for planning, estimating, resource management, monitoring and problem-solving to upgrade systems.
    • Knowledge and skill sets to quickly grasp and :
      • Competing technologies in the marketplace for building systems, energy efficient building automation systems and controls as described.
      • Emergency response, disaster recovery, business continuing planning and management
      • Lean, sustainable quality processes: six-sigma.   The ability to articulate, plan, communicate, implement, monitor and refine (PDCA) continuous improvement.
      • Computer skills in IWMS/CMMS experience, MS Office suite including project management software, and utilization of mobile / handheld technology.
    • Adaptability to work in a diverse environment, focus on customer satisfaction under high-stress conditions, and organize an effective response to day-to-day requirements, and one-of-a-kind extremes.
    • Communications skills that invite credibility, loyalty, trust and commitment among supervisors, the workforce and stakeholders.  Particular concerns are:
      • Client relationships, aligning customer requirements with resources and schedules.
      • Workforce / contractor direction, productivity, quality and commitment.
      • Administrative coordination, regarding safety, procurement, labor relations, work control, etc.

    Planning, monitoring and reporting to drive continuous improvement for optimal reliability and value.


    The ideal candidate will have:


    • Bachelor's Degree in Mechanical or Electrical Engineering, or related curriculum.   Graduate degree preferred.  Certification by recognized professional bodies (IFMA, SMRP, AFE, LEED-AP, etc.)   Coursework indicating advanced professional development.
    • Minimum of 10 years of relevant technical experience as Facility Manager, Chief Engineer, Reliability Engineer at a large, critical facility or campus (>500,000sf).   Knowledge of integrated facility management services in engineering/research environment, with significant responsibility for customer relations is preferred.  
    • Knowledge of technical standards (ASHRAE, ASME, EPA, OSHA, LEED-EB:OM, etc.)
    • Administrative experience related to operations management, including budgeting, capital planning, technology development, safety, work planning, scheduling and logistics.   

      CMRP, CRL, CEM or CPE certifications desired.

    Position Summary

    The primary objective of the reliability engineer is to identify and manage asset reliability risks that could adversely affect plant or business operations. This broad primary role may have a focus on one or more of the following areas: loss elimination, risk management and life cycle asset management (LCAM).

    • Assumes a Leadership position in the development of criteria for and evaluation of equipment and technical MRO suppliers and technical maintenance service providers. Develops acceptance tests and inspection criteria. Including:
      • Asset utilization
      • Overall equipment effectiveness
      • Remaining useful life
      • Other parameters that define operating condition, reliability and costs of assets   
    • Provides Leadership and management of indirect reports to ensure reliability and maintainability of equipment, processes, utilities, facilities, controls and safety/security systems. Fully accountable for ensuring Reliability Centered Maintenance Plan is complete and executed by direct and indirect reports.  
    • Professionally and systematically defines, designs, develops, monitors and refines engineering solutions to repetitive failures and asset maintenance plans that includes:
      • Value-added preventive maintenance tasks
      • Effective utilization of predictive and other non-destructive testing methodologies designed to identify and isolate inherent reliability problems 10%
      • Root cause analysis (RCA) and root cause failure analysis (RCFA)
      • Failure reporting, analysis and corrective action
    • Works with all relevant department heads on development of a risk management plan that will anticipate reliability-related and non-reliability-related risks that could adversely impact plant operations.

    Experience in developing and maintaining a Reliability Centered Maintenance Plan for a critical environment such as Manufacturing (Pharmaceutical environment, Life Science). This includes developing a schedule and maintenance plan/activities for all utilities and facilities equipment to insure zero down time.  Requires project management experience to manage multiple on-going projects within multiple work streams.

    Qualifications & Requirements

    Basic Education Requirement - Bachelor’s Degree   

    Basic Management Experience – 5 years

    Basic Functional Experience - 5 years of engineering experience, with a focus in reliability or project engineering, utilities and facilities management and experience managing maintenance teams
